Terms of Service

These Terms constitute a legally binding agreement between you and RateLab Pro. Please read them carefully before using the Service.

1. Acceptance of Terms

By accessing or using RateLab Pro ("the Service"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service. These Terms apply to all users including individual hosts and property management companies.

2. Description of Service

RateLab Pro is a short-term rental (STR) management platform that provides pricing intelligence, booking management, financial reporting, calendar synchronization, and operational tools for vacation rental property owners and managers operating primarily in Arizona.

3. Eligibility

You must be at least 18 years of age to use the Service. By using the Service, you represent and warrant that you have the legal authority to enter into these Terms. If you are using the Service on behalf of a business entity, you represent that you have authority to bind that entity.

4. Account Registration & Security

You are responsible for maintaining the confidentiality of your login credentials.
You agree to notify us immediately of any unauthorized access to your account.
You are responsible for all activity that occurs under your account.
One account may represent one organization. Multi-property use within one organization is permitted.
You may not share your account credentials with others outside your organization.

5. Acceptable Use

You agree not to:

Use the Service to violate any applicable law or regulation, including Arizona short-term rental regulations (ARS 33-1902) or any local municipal codes.
Attempt to reverse engineer, copy, or redistribute the Service or its underlying technology.
Use the Service to store data relating to properties you do not own or manage with legal authority.
Engage in any activity that disrupts or interferes with the Service's infrastructure.
Attempt to gain unauthorized access to other users' data or accounts.

6. Data & Privacy

Your use of the Service is also governed by our Privacy Policy. You retain ownership of all data you input into the Service. We do not sell your data to third parties. Guest data you enter must be handled in compliance with applicable privacy laws.

7. Financial Data & Tax Compliance

RateLab Pro provides tools to assist with financial tracking and reporting. The Service does not constitute legal, accounting, or tax advice. You are solely responsible for ensuring compliance with all applicable tax obligations including Arizona Transaction Privilege Tax (TPT). We recommend consulting a qualified CPA or tax professional for tax filing.

8. Third-Party Integrations

The Service integrates with third-party platforms including Airbnb, VRBO, Stripe, and others. Your use of these integrations is subject to the respective third parties' terms of service. RateLab Pro is not responsible for the availability, accuracy, or actions of third-party services.

9. Payment & Subscription

Certain features of RateLab Pro may require a paid subscription. Fees are billed as described at the time of purchase. Subscriptions automatically renew unless cancelled before the renewal date. Refunds are handled on a case-by-case basis within 7 days of charge for annual plans.

10. Service Availability & Modifications

We strive for high availability but do not guarantee uninterrupted access. We reserve the right to modify, suspend, or discontinue any part of the Service with reasonable notice. We will provide at least 30 days notice before making material changes that significantly reduce functionality.

11. Limitation of Liability

To the maximum extent permitted by law, RateLab Pro and its operators shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of revenue, data, or business opportunities arising from your use of the Service.

12. Indemnification

You agree to indemnify and hold harmless RateLab Pro, its officers, directors, employees, and agents from any claims, damages, or expenses arising from your use of the Service, your violation of these Terms, or your violation of any rights of a third party.

13. Governing Law

These Terms are governed by the laws of the State of Arizona, without regard to its conflict of law provisions. Any disputes arising from these Terms or the Service shall be resolved in the state or federal courts located in Maricopa County, Arizona.
